Asphalt shingle roofing in Weatherford, TX, and what the install covers

Two different things get called a shingle upgrade, and only one is about looks. Profile is one axis: 3-tab, architectural, or a designer grade with a deeper shadow line. Impact class is a separate axis, measured by the UL 2218 test.

Weatherford's roofs are mostly this material, and plenty are already on their second covering, so what is under the old shingles matters as much as what goes on top.

Heat sets the clock here, driving granule loss on the slopes taking full afternoon sun. A January day often swings from the low 30s up near 56, and that movement is felt at the sealed laps.

Grade is not what moves an estimate most. Pitch, valleys and dormers, how many layers come off, and soft decking found at tear-off all add hours, and hours are most of a roofing bill.

How long the covering lasts under this county's weather is in what Parker County weather does to a roof.

Macro of brown asphalt shingle granules and overlapping tab edges

The old roof comes off

Shingles, underlayment and tired flashing all leave. Nothing questionable stays under the new roof.

The deck gets read

Sheathing checked for soft and delaminated spots while it is open, and you see the bad boards.

Membrane at the wet places

Underlayment across the field, self-adhering membrane in the valleys and wherever a pipe or a vent comes through.

Edge metal and a starter run

Drip edge at eaves and rakes, then a starter course giving the first row something to bond to.

Nailed to the printed spec

Fastener count, placement and course offset come off the manufacturer's instructions for that shingle.

Ridge, intake and exhaust

Cap over the ridge, and the attic's intake balanced against its exhaust before the job closes.

Permit and paperwork

The city permit the work requires, the roofer's workmanship terms, and the material registration.

How to tell an asphalt roof is worn out

None of this takes a ladder. Any two of them together is worth having somebody up there.

Grit collecting at the downspout

Granules washing out years after the roof was new means the mat is losing its cover.

Shiny black patches in the field

Where the granules have gone the asphalt mat is bare, and bare mat bakes through a hot summer.

Tabs that snap instead of flexing

A shingle that cracks when it is lifted has gone brittle, and brittle will not take a patch.

Creasing across a whole slope

Wind breaks the seal line before it takes anything off, so a slope can be unbonded and look fine.

A stain that comes back in the same place

A leak returning after a repair usually means the failure is in the field around the patch.

A roof as old as the house

Plenty of the houses here are decades past their first roof. An original covering on a house that age is out of time.

Grade against budget

Architectural, impact-rated and designer priced on your own square count, side by side.

Strip

Down to the deck

Old covering off, soft sheathing cut back to solid wood, edge metal and flashings rebuilt.

What goes down before the shingles

Membrane at the vulnerable joints, field shingles to the nailing spec, ridge cap last.

Walk it and file it

A magnet pass over the yard, a walk of the finished slopes, workmanship terms handed over.

What it costs

What asphalt shingles cost per square around Weatherford

$11,700 to $17,940

Figured on 26 squares of finished roof surface (about 2,600 sq ft), the planning size behind this math and no measurement of any particular house. Yours could sit either side of it.

As a planning range, architectural asphalt runs roughly $450 to $690 per square installed. Impact-rated grades sit at about $560 to $850 and designer profiles at about $690 to $1,050. Pitch, layer count, how cut up the roof is and any deck repair found at tear-off decide where inside a band a number lands, and only a measured roof produces one. All four tiers sit side by side on the cost page.

$450 to $690 per square · Architectural grade, installed. A square is a hundred square feet of finished roof.

What homeowners ask before a shingle replacement

Grades, hail, permits, and the historic-district question. Answers hold generally; your own roof settles the specifics.

Start with the local record: three inch stones have landed here twice since 2023, and the county storm page carries the dates. Against that, Class 4 is the top of the four impact classes in the UL 2218 test, earned when a two inch steel ball dropped from roughly twenty feet leaves the mat uncracked on its underside. The class rides on top of the profile, so the same architectural shingle exists in a rated version and an unrated one. The money side matters: about $560 to $850 per square against $450 to $690 for standard architectural. Some carriers discount premiums for an impact-rated roof, though the amount is the carrier's to state. What Class 4 is not is hail-proof.
The City says it does. Its residential permit page names roof replacement and major repairs as work that needs one, and plan review is described as two to three business days. The roofer doing the work pulls it, and the fee is the City's to set, so ask what the permit line on your estimate covers.
Architectural shingles are built for something in the range of 25 to 30 years, and around here it is the heat that decides which end of that band a roof reaches. A long hot run does the deciding, and an attic that cannot exhaust that heat cooks the shingles from underneath and spends those years early. Balanced intake and exhaust is the cheapest thing a homeowner can do to protect a roof they already paid for, and a roofer checks it whenever the roof is looked at.
Stripping to the deck is the default worth insisting on. Going over hides sheathing nobody has inspected, holds heat that ages the new layer faster, telegraphs every high and low spot underneath, and adds real dead weight to the framing. Two layers of asphalt is the usual ceiling in code, and the ceiling itself moves by jurisdiction, so a roof already wearing two comes off regardless of what is going on next. The city's Building Division is the office that answers which limit applies to your address.
Possibly, and the city makes that call. The blocks around the courthouse square carry a National Register listing, and a good deal of the town's oldest housing sits in and around them. Being inside a National Register district does not by itself dictate what covering goes on a private house, and any local review that does apply is the city's to state. If the address is in that area, put the question to the Building Division before material is ordered, because a shingle already on the roof is an expensive place to find out.
Two different parties. The manufacturer warrants the material against defects, on the program the chosen shingle qualifies for, and registration is sometimes required for the longer terms. The roofer warrants the installation, usually for a shorter period, and that is the promise that covers a lap nailed wrong. Our roofers put both sets of terms on the estimate before work starts, without being asked for them. How the pair fits together is laid out on the warranty page.
